Program Summary

Your Biggest Liability Exposure Is Not in the Contract File

ADA compliance no longer stops at the ramp and the guest room door. Accessibility obligations now extend into guest interactions, reservation inventory management, and digital platforms, with recent litigation trends following. Bed bug and fall exposure moved the same direction — away from the isolated incident, toward protocols and documentation.

Mishandle a service animal inquiry, and a compliance pitfall becomes a claim. Leave accessible room inventory unmanaged, and the reservation system supplies the evidence. Answer a bed bug complaint without documented procedure, and liability and reputation move together. Overlook the areas where falls occur most frequently, and workers' compensation and general liability follow.

You leave with an ADA review path across service animals, reservation inventory, and website accessibility; a bed bug protocol covering prevention, complaint response, documentation, and pest management coordination; and administrative and engineering controls matched to where incidents actually cluster. These are operational policies you implement, not doctrine you file away.

Key topics to be discussed:

  • Service Animal Protocols
How ADA service animal requirements change front-desk and staff response at the point of guest interaction.
  • Accessible Room Inventory
How accessible guest room reservation and inventory management obligations reshape booking practice and recordkeeping.
  • Digital Accessibility Exposure
How website accessibility requirements and recent litigation trends redirect where compliance review time is spent.
  • Bed Bug Response
How step-by-step complaint response, documentation, and pest management coordination limit legal liability and reputational damage.
  • Fall Risk Mapping
How identifying the areas where slip, trip, and fall incidents occur most frequently changes inspection and maintenance priorities.
  • Controls That Hold
How administrative and engineering controls reduce workers' compensation and general liability claim exposure.
